ARTE AND REAL ESTATE. A MARRIAGE THAT WORKS<\/b><\/span><\/h2>\n

Between the <\/b>Renaissance in 1400 and the\u00a0 <\/span>Baroque of\u00a0 <\/span>1600<\/b>, <\/b> the palaces, both inside the\u00a0 <\/span>rooms\u00a0 <\/span>and outside in the facades were decorated\u00a0 <\/span>with frescoes, tempera, coffered ceilings, sculptures and other artistic decorations. <\/b><\/span><\/p>\n

The artists of these extraordinary works were\u00a0 <\/span>famous people such as Andrea del Castagno, Paolo Uccello, Raffaello<\/b> and many others, while the beneficiaries were the great and powerful families such as Lorenzo de’ Medici.<\/b><\/span><\/p>\n

The reasons for these interventions ranged among those to magnify the great families<\/b>, to revive the cities characterized by the long and rigorous Middle Ages<\/b>, not neglecting to significantly increase the representative value as the economic value of the property itself.<\/b><\/span><\/p>\n

In recent years, trusting in an innovative spirit <\/b> close to<\/b> that <\/b>of the Renaissance<\/b>, we see a renewed interest in this <\/b> precious<\/b> link between art and <\/b> real estate!<\/b><\/span><\/p>\n

This link is constantly growing, moving a demand from buyers of real estate, aware that an art intervention can give a significant added value<\/b>.<\/span><\/p>\n

It should be immediately pointed out that this relationship <\/b>can not run on the tracks of improvisation or extemporaneity, on the <\/b> contrary, it requires special care and attention<\/b>, <\/b> including economic, <\/b> as well as a level of creativity, design and identity very punctual and strong. \u00a0 \u00a0<\/span><\/b><\/span><\/p>\n

Let’s discover together some interesting cases that have seen a\u00a0 <\/span>positive dialogue between art, urban planning, architecture and real estate development. <\/b><\/span><\/p>\n

The first one dates back to 2012, when the Miami River<\/i><\/b> <\/i>fair<\/strong><\/em><\/a> was <\/span>born in Miami, <\/span>created to start the\u00a0 <\/span>redevelopmentof the<\/b> city’s<\/b> real estate area <\/b> in<\/b> Downtown<\/b>. The neighborhood in question is Brickell<\/b>,\u00a0 <\/span>which overlooks\u00a0 <\/span>the\u00a0 <\/span>banks of the Miami River<\/b>,\u00a0 <\/span>an area not exactly close to the\u00a0 <\/span>much busier Miami Beach or the <\/b> Wynwood <\/b> District<\/b>. <\/span><\/p>\n

The basic choice forthis redevelopment\u00a0 <\/span>action, from the very beginning, was to unite the urbanized area of Downtown with art<\/b>, especially during the daysof the Art Basel Miami <\/b><\/a>event <\/span>among the most important art fairs in the world<\/b>.<\/span><\/p>\n

In a<\/b> short time, this “mixture”<\/b> has\u00a0 <\/span>become increasingly important<\/b>, so much so that it has created real case studies, in particular,on Street Art.<\/b><\/span><\/p>\n

Moreover, if in 2012 the newspaper Il Sole24Ore <\/a><\/b><\/span>wrote that the power of Street Art in the revaluation of real estate was underestimated<\/b>, today the opposite is increasingly the case, as evidenced an article by Silvia Mazzucotelli of the “Center for the Study of Fashion and Cultural Production<\/a><\/b> \u00a0of the Catholic University of Milan<\/b>. The research has in fact estimated an increase in real estate prices of up to 20%<\/b>, on which a redevelopment of neighborhoods with works of urban art has intervened. <\/span><\/p>\n

And again,according to Collier International Italy<\/i><\/b>\u00a0<\/a><\/span>some properties, in Bristol and London “signed” by the mysterious and famous street artist Banksy<\/b>, have increased their value by tens of thousands of pounds.<\/span><\/p>\n

Also for an artistic intervention of the same street artist from Bristol, Italy, in May 2019 ,on the occasion ofone of his artistic <\/b>“incursions”<\/b> at the VeniceBiennale<\/b>, Banksy realized, on the facade of an uninhabited building for sale <\/b> in Dorsoduro<\/b>, thework of the “little migrant”<\/i> where a child seeks help by signaling his need for help with a lit smoke rocket.<\/span><\/p>\n

The real estate agency\u00a0 <\/span>Engels<\/i> & V\u00f6lkers ,<\/i> which was\u00a0 <\/span>responsible for the\u00a0 <\/span>sale of the property, said it was\u00a0 <\/span>thrilled to have been impressed by the Banksy Effect <\/i>, thanks to which the building, previously valued at just under 1 million euros, reached the incredible figure of 4 million euros, and <\/b> then even went <\/b> on to a <\/b> figure ” on demand”<\/b>. <\/span><\/p>\n

Still<\/span> in the<\/span> field<\/span>of <\/span> Street <\/span> Art, <\/span> some extraordinary events <\/span> have <\/span> happened to the works<\/span>of the <\/span>artist <\/span> Keith <\/b><\/span> Haring<\/b><\/span>, <\/span> which<\/span> have<\/span> made<\/span> history.<\/span> In 1978 he created a work in a former goods depot in the Tribeca\u00a0 <\/span>district\u00a0 <\/span>of\u00a0 <\/span>New York,\u00a0 <\/span>which was later transformed\u00a0 <\/span>into luxurious lofts worth 10 million dollars<\/b> each<\/b>.\u00a0 <\/span>One of the owners, duringthe renovation work, brought to light\u00a0 <\/span>a mural bythe artist <\/b>, bringing\u00a0 the value of his loft to $12 million.<\/b><\/span><\/p>\n

Also\u00a0 <\/span>on the occasion of one of his\u00a0 <\/span>exhibitions in Amsterdam,\u00a0 <\/span>Haring <\/b> painted a giant mural<\/b> that was almost immediately covered with aluminum panels<\/b>, but after thirty years removed the panels the magnificent discovery of priceless value. And finally,\u00a0 <\/span>it seems that\u00a0 <\/span>another of\u00a0 <\/span>his\u00a0 <\/span>works has been “forgotten<\/b>“\u00a0 <\/span>on the wall of a house rented to students by the Moratti family <\/b>in<\/strong> Milan! \u00a0 \u00a0 \u00a0<\/span><\/b><\/span><\/p>\n

Despite the results, not all artists agree on the use of Street Art works in real estate revaluation.<\/span><\/p>\n

Famous is the case of the street artist Blu<\/b>, who at the end of 2014 applied the process of “artistic euthanasia” by erasing from the walls of a building in Berlin<\/b>, in the district of Kreuzberg,<\/b> the work Brothers and Chain<\/i>, in controversy with the urban redevelopment project that affected the area.<\/b><\/span><\/p>\n

Art in buildings is not only <\/b> Street Art, <\/b>and also in other forms, it is becoming <\/b>an integral partof residential housing <\/b> also at the behest of the <\/b>condominiums <\/b>themselves , <\/b>as <\/b> happened <\/b>in the city of Campobasso<\/b>, <\/b> protagonist of a private project of urban regeneration that combines real estate with art. <\/b><\/span><\/p>\n

The initiative, with\u00a0 <\/span>the involvement of a local artist,\u00a0 <\/span>has provided on the facade of the building, 18X15 meters large, an<\/b> artistic <\/b> reproduction<\/b> divided into 164 glass slabs.<\/b> <\/span><\/p>\n

A true art facade.<\/i><\/b><\/span><\/p>\n

Always in Italy, the artist Flavio Favelli proposes, in Valsamoggia (Bologna), <\/b><\/span>site specific <\/i>interventions\u00a0 <\/span>realized with <\/b><\/span>two wall paintings<\/i><\/b>, <\/i>reproductions of two historical stamps of the “Imperiale” series. The <\/span>winning <\/span>intervention <\/span>of the second edition of Italian Council 2017, conceived by the Directorate General for Contemporary Art and Architecture and Urban Suburbs (DGAAP)<\/b> – Ministry of Cultural Heritage and Activities and Tourism, has redeveloped the two buildings of the “Casa del Popolo” and miniCop.<\/b><\/span><\/p>\n

Another case is the one involving the artist\u00a0 <\/span>Ai <\/b>WeiWei<\/b> in 2006,\u00a0\u00a0<\/span>who designed a\u00a0 <\/span>private “art” residence in the Hudson Valley<\/b>, a few hours from New York, in collaboration with the Swiss <\/b> company HHF <\/i><\/b> Architects<\/i><\/b>. <\/span><\/p>\n

“This is a work of art to live in<\/i>, ” said real estate agent\u00a0 <\/span>Graham <\/b> Klemm<\/b>, so much so that in 2013 the unique design earned the\u00a0 <\/span>guesthouse<\/i>\u00a0 <\/span>an\u00a0 <\/span>American Architecture Award<\/i>. The property is now on the market for over $5 million. <\/span><\/p>\n

Returning to Italy, Law 717\/49 provides that a percentage of works for public buildings is destined to works of art<\/b>, the same, although applied with difficulty, remains a very important rule of principle.<\/b><\/span><\/p>\n

In short, the combination of art<\/strong> and real estate <\/b>remainsaprairie<\/b> yet to be explored<\/b>, an important reserve that, if used in a calibrated way, avoiding that art and architectural\u00a0 <\/span>solutions enter, unnecessarily, in competition with each other, can give great satisfaction to the real estate sector.<\/b><\/span><\/p>\n
